Selling tips

Dis-associate yourself from your house and accept it as just the sale of a product.
Price it right from the start.
Use a technically advanced agent. Sellers and buyers are routinely using Facebook and other social media to sell and seek, not to mention dozens of online selling sites.
Clean out clutter. An uncluttered home looks more spacious and easier to maintain, both vital selling points. You might even consider renting storage space whilst your home is on the market.
Look after any maintenance issues for example leaking taps, sticking doors or loose knobs and handles.
Make arrangements for pets to be elsewhere during open for inspections and normal inspections.
Remove any signs of pets being inside.
Fill the house with light to make rooms feel bigger by opening the curtains and blinds.   This not only lets the sun but brings the view inside.
Your home should be clean and tidy at inspection times.
Ovens, tiles and showers should sparkle.
Have your carpets professionally steam cleaned.
Keep kitchen bench tops clean and clear of clutter.
Paint marked or dirty walls using neutral colors
Repair any damaged plaster or tiles. If the tiles in your bathroom or kitchen are looking old, new grout can make them seem brand new.
Ensure that windows are sparkling clean.
Make your home smell beautiful.
Eliminate any bad odours.
Consider engaging an interior decorator.
Put out fresh towels, tea towels, table cloths etc.
Switch off the television and radio although soft soothing music may be suitable
Make sure your home is a comfortable temperature.
Paint adjoing rooms in the same colour palette to make them appear bigger and flow better.
Add touches of luxury - bring in real plants
Use slip covers on mismatched furniture as it is an inexpensive way to create visual unity.
Replace mismatched or poor fitting door and drawer handles
Arrange your furniture stylishly
Make sure buyers can see to the back of all cupboards
Clean and organise your garage and garden shed
Mow the lawn and weed the garden
Empty the rubbish bins
Eliminate any trip hazards such as garden hoses, pot plants & kids toys
Edit furniture and accessories including family photo's. Less is more.
Install new light switch covers if needed.
Remove or replace anything you intend to take with you
