Determining the value of your property
The most important item to get right in selling a property is the price and research suggests that if your property is listed at more than 4% above the correct price then you can loose the interest of up to 90% of the buyers.  So how do you determine the correct price? 
Some of the available options to consider are:-

1)  Obtain a free no obligation appraisal from KMRE if you live in our serviced area.

2)  Engage a Licensed Valuer who will give you a specific estimated sale price.   

3)  Buy an electronic online appraisal from sites such as  (not really exact & cost is generally under $100)

4)  Have several local agents give you a free appraisal.

5)  Check out similar current listings on several real estate web sites to see the approximate range.  Keep in mind that the prices you see on these web sites is the asking price, not the actual selling price. The average discounting for properties in the local area is 6 % to 7 % off the advertised price. KMRE's average discounting is around 1%.

6)  Check out recent sales by our office at - ‘Recent Sales’ and determine an approximate price range where your property value sits. Note that prices shown on our web site are the actual sale prices which we are allowed to show as vendors have signed privacy notices permitting the display of the price. Numerous prices of other properties not sold by us are displayed as the sale was by public auction or the results have been displayed publically through some other medium.

7)  Apply the median price movements to your purchase.
 If you have bought a property in the past few years then a ‘ball park’ figure can be obtained by applying the changes to Median Property Prices for your area to the price you paid.   Median Price changes can be found at and and an example of how the calculations work is shown below. (If your property was purchased mid way through the year you will need to apportion the yearly figure).
